Regional Housing Trends Continue Varying Across the Country
National housing reports often focus on broad averages, but for buyers and sellers, local and regional conditions are usually what matter most.
Nationally, existing home sales remained relatively steady while inventory improved somewhat and homes stayed on the market slightly longer overall. But those trends do not necessarily reflect what buyers and sellers are experiencing in every region.
Here in Concord, CA, I recently spoke with a local real estate professional who said many homes are still moving quickly, sometimes within a week or two and occasionally receiving multiple offers.
At the same time, affordability, pricing, and mortgage rates continue affecting how families think about buying or selling homes.
My daughter, for example, has carefully considered future timing before eventually putting her home on the market. Like many families, questions involving pricing, affordability, inventory, and overall market direction all become part of the decision-making process.
The reality is that housing markets can look dramatically different depending on where you live.
Regional Housing Inventory Snapshot
| Region | Inventory Conditions | Homes Staying on Market |
|---|---|---|
| West | Tight Supply | Moving Faster |
| Midwest | Improving Inventory | Moderate Pace |
| South | Higher Inventory Growth | Staying Longer |
| Northeast | Mixed Conditions | Stable Demand |
The national headlines may suggest homes are staying on the market longer overall, but that clearly is not happening equally everywhere. In some regions and local communities, inventory remains limited and demand continues keeping homes moving relatively quickly.
